The Kentwood Companies’ Colorado Real Estate & Economic Forum attracted more than 1,000 current and past Kentwood clients, agents, and business affiliates interested in hearing from leading experts addressing a variety of topics. Held Tuesday, October 28th at the DTC Marriott, the Forum showcased information presentations that mostly projected a solid future for Colorado’s real estate business and economy. Spearheaded and moderated by Peter Niederman, Chief Operating Officer of The Kentwood Companies, the large gathering enjoyed presentations from Steve Murray, CEO of Real Trends; Joe Blake, President & CEO of the Denver Metro Chamber of Commerce; Erik Davidson, SVP and Sr. Director of Investments for Wells Fargo Private Bank; and David Mandarich, President & COO of Richmond American Homes. The Colorado Real Estate & Economic Forum was covered extensively by local television stations and the print media. Steve Murray of Real Trends said that Colorado missed the huge bulge and the excess that other areas such as California or Las Vegas experienced recently, and he predicted that the Denver Real Estate marketwill rebound faster than other cities. Murray also believes that housing sales in the Unite States will return to growth at normal patterns absent other market factors such as recession or higher than normal interest rates.
According to Joe Blake, CEO of the Denver Metro Chamber of Commerce, Denver International Airport is a key factor for the region’s economic growth, including important plans for DIA expansion. He also said that Denver is one of the top 10 real estate markets to watch in 2009. Blake cited Colorado’s leading position in aerospace research, along with bioscience, tourism, agriculture, and energy as important to our economic future. He said job growth in Colorado is predicted to be up 1.6% in 2009. David Mandarich of Richmond American Homes addressed challenges facing new home builders and trends in new product development. He said that people are now looking at a house more as a home versus an investment. Mandarich also said that negative press has hurt consumers, in addition to large national banks’ moratorium on lending to home builders. In summation, he said that now has never been a better time to buy a new home in Denver. Eric Davidson of Wells Fargo Private Bank believes the country is experiencing a recession and one that may be deeper and longer than what we have experienced in the past. He did, however, cite several reasons for optimism, including Denver’s employment growth and the area’s diverse portfolio of industries. According to Davidson, Denver has experienced a 4.7% decline in housing prices, while the national average is at 15.9%. He said that “Denver is better than the rest” and urged the audience to be opportunistic relative to the current housing market. “Our inaugural Real Estate & Economic Forum was an overwhelming success,” said Peter Niederman of The Kentwood Companies. “The presentations, the turnout, and the enthusiasm for this event were all tremendous.
